Chapter 6

Beacon Crest Capital finally provided the full loan file after receiving a preservation demand from Rebecca.

The documents were worse than Marco expected.

The lender was real.

Licensed.

Small.

Aggressive.

It specialized in short-term loans secured by commercial real estate.

Beacon Crest claimed it relied on documents showing Celina had authority.

Its attorney insisted the lender had no knowledge of any family dispute.

That might be true.

The underwriting file contained:

Rosa’s property appraisal.

Photographs of the restaurant.

Dominic’s copied approval.

The false family resolution.

An event-financing budget.

And an exit strategy.

Rebecca stopped at the final page.

“Here.”

Lucia read.

If the loan was not repaid at maturity, Beacon Crest reserved the right to sell or assign the debt to a third party.

That was normal enough.

Then:

Interested loan purchaser: Harborstone Capital Partners.

Lucia looked up.

“Related to Harborstone Development?”

Marco checked corporate records.

Same headquarters.

Overlapping executives.

Not the same company.

Definitely related.

There was clue number three.

Harborstone did not merely know about the appraisal.

Its affiliate was preidentified as a potential buyer of the debt if Rosa defaulted.

Rebecca remained cautious.

“That does not mean Beacon Crest is part of a scheme.”

“I know.”

“Developers buy distressed debt.”

“I know.”

“Sometimes legitimately.”

“I know.”

Lucia stared at the maturity date.

“Why nineteen days?”

No answer.

Then Marco found something buried in the event budget submitted to Beacon Crest.

It listed expenses that had already been paid by the Ferraro family.

Venue.

Catering.

Desserts.

Flowers.

Even Rosa’s food preparation appeared as:

Supplemental family culinary services — $18,000.

Rosa stared.

“I never charged them eighteen thousand.”

No.

But including fake or duplicate party expenses made the loan look as though it funded a legitimate event.

The birthday banquet provided a story for the borrowing.

Marco said:

“On paper, it looks like Rosa’s company borrowed to cover a huge family celebration.”

Rosa’s face tightened.

“I would never mortgage my restaurant for a party.”

Lucia looked at her.

“I know.”

Then something occurred to her.

“What happens socially if everyone believes she did?”

Rebecca understood.

Rosa becomes the irresponsible elderly owner who jeopardized the family restaurant for an extravagant banquet.

A woman whose judgment could be questioned.

A woman relatives might pressure to let someone younger manage the business.

Perhaps Dominic.

Perhaps Celina through Dominic.

Lucia looked toward the ballroom where the ruined celebration was being dismantled.

May you like

Celina had not only put Rosa’s property at risk.

She may have been building a story about why Rosa no longer deserved to control it.
